Rental property spreadsheet for cash flow, cap rate and returns

What does the rental property spreadsheet calculate?

Mortgage payment, effective income after vacancy, operating expenses, net operating income, monthly and yearly cash flow, cap rate, cash-on-cash return, rent-to-price ratio, debt service coverage ratio and break-even occupancy.

How is the cap rate worked out?

Yearly net operating income divided by the purchase price. NOI is income after vacancy minus operating expenses, before the mortgage.

Does it handle cash purchases and 0% loans?

Yes. Set the down payment to 100% for an all-cash purchase (the mortgage becomes 0), and a 0% rate divides the loan evenly over the term.

Does it work in Google Sheets?

Yes. Upload the .xlsx file to Google Drive and open it with Google Sheets. It uses no macros or add-ons.

Can I track more than one property?

Make one copy of the file per property, or download it again with a different property name.
